Charleston Real Estate Market Update: A Strong Start to 2026

As we move through 2026, the Charleston real estate market continues to show steady momentum. While it is still early in the year to make long-term predictions, the first few months have brought encouraging signs for buyers and sellers throughout the Lowcountry.

From January through April 2026, Charleston real estate sales outperformed the same period in 2025. Closed transactions increased by 3%, while the median price of closed sales rose 1.8%. The current median price for homes and condos across the Charleston market is approximately $447,000.
Single-family homes continue to represent a significant portion of the market, with a median sales price slightly higher at around $478,000. Condominiums remain an important part of the Charleston real estate landscape, accounting for approximately 25% of total market activity.

While we are seeing positive movement, several economic factors will continue to influence the market throughout the year. The Federal Reserve lowered rates once more in early December, but with inflation increasing again, additional rate cuts may be less likely in the near future. A new Fed Chair could bring a different approach to monetary policy, and time will tell how that impacts mortgage rates and buyer activity.

Charleston’s Economy Continues to Grow
One of the biggest strengths of the Charleston market remains the health and diversity of our local economy. New investments, expanding businesses, and community improvements continue to add to the region’s long-term appeal.

Charleston-based Bittermilk recently announced an $8.2 million investment in its Ravenel facility, creating 12 new jobs and supporting continued growth in the area. In the healthcare sector, the Medical University of South Carolina has partnered with Revival Healthcare Capital, an investment firm focused on medical devices, bringing new opportunities for innovation and advancement.

MUSC is also partnering with The Duke Endowment on a new initiative to improve maternal and infant health outcomes across North and South Carolina. The Duke Endowment has committed more than $13 million to support this important effort.
Local businesses continue to expand as well. Odd Duck has grown to three Lowcountry locations, including Charleston and Summerville, offering a unique concept that blends an upscale bodega, café, and locally sourced products.

Investment activity remains strong in the region, with Ascenda Capital acquiring the 232-unit Bryant at Summerville for $51.5 million, marking the firm’s first Charleston-area investment.Beyond business growth, Charleston’s quality of life continues to improve with major community projects. Berkeley County recently opened part of the $10.5 million Berkeley County Waterfront Park, including six boat ramps and 180 boat-trailer parking spaces. The full park is expected to open after June 12, creating even more opportunities for residents to enjoy the Lowcountry lifestyle.
