August Charleston Market Update
August has arrived, bringing the dog days of summer and a look at what’s happening across the Charleston area. From encouraging real estate trends to major business investments and community growth, there are plenty of reasons to feel optimistic about the Lowcountry’s future.
Charleston’s housing market continues to show encouraging signs.Residential sales during the first half of 2026 increased 5.8% compared to the same period last year, while the median sales price rose 2.1%. The current median home and condominium price sits around $450,000, while single-family homes average approximately $485,000. Condominiums continue to represent roughly one-quarter of all residential sales.
June was especially strong, demonstrating that buyer demand remains healthy despite today’s mortgage rates. While inflation remains elevated and additional interest rate cuts appear unlikely in the near future, South Carolina continues to benefit from strong population growth, expanding job opportunities, and an exceptional quality of life that attracts new residents every day.
Charleston’s economy continues to gain momentum with several exciting developments. Boeing announced significant new aircraft orders during the Farnborough International Airshow, with additional Dreamliners expected to be assembled at its North Charleston facility. Charleston Place recently unveiled another phase of its $150 million renovation, including a redesigned arrival experience, renovated guest rooms, an updated Club Level, and a new rooftop pool. Travelers will soon have another convenient option as Breeze Airways launches nonstop service between Charleston and Trenton, New Jersey. In West Ashley, Woodfield Development continues construction of Ashley Landing, a new 285-unit apartment community with resort-style amenities expected to open in 2028.
Charleston continues to benefit from strong economic growth, ongoing development, and steady housing demand. While market conditions have shifted from the rapid pace of previous years, opportunities remain for both buyers and sellers who understand today’s market.
