Charleston Market Update – December 2025

Charleston real estate sales in 2025 continue to track those of 2024 closely. Year-to-date transactions are up 1.5% over the same period last year. The median sales price is holding strong at $ 440,000, up 2.3% from 2024. Mortgage rates have dipped back below 6.3%, and with the Fed signaling another rate cut this year, we’ve seen an uptick in buyer activity in recent weeks. Meanwhile, the Charleston economy is thriving. Roper St. Francis Berkeley Hospital has opened a new four-story tower, doubling its capacity to 100 beds and adding ICU, cardiology, neurosurgery, and orthopedics services. The system plans to hire 380 new staff as part of its 2030 strategic plan. Boeing landed up to 37 new aircraft orders from Central Asian carriers, 27 of which are Dreamliners assembled in North Charleston. Work has begun on a 1.2 million-square-foot expansion that will support 2,500 construction jobs and help ramp Dreamliner output to 10 aircraft per month in 2026. Boeing has invested $1 billion into the site and plans to create 1,000 more jobs over the next five years.

Development continues across the region as well. Henderson Park and Landmark Properties have acquired a 1.21-acre site for new student housing at the College of Charleston. The Mark Charleston will feature 335 beds across 99 units, offering amenities such as rooftop decks, a pool, a fitness center, study spaces, and ground-floor retail. At Navy Yard Charleston, Marine Row will soon see 55 new townhomes built by DRB Homes, with units ranging from 1,600 to 2,000 square feet. Construction is scheduled to begin in 2026, with the first homes expected to be completed in 2027.
