Charleston Real Estate Market Update: Summer 2026
Charleston’s real estate market continues to show steady growth through the first five months of 2026. Compared to the same period in 2025, closed sales are up 2.5%, while the median sales price has increased 2.3%. The median sales price for homes and condos combined is approximately $450,000, with condominiums making up about 25% of the market. Single-family homes have a median sales price of approximately $480,000.
Although inflation and higher mortgage rates continue to impact the housing market, Charleston remains one of the Southeast’s most desirable places to live. Strong buyer demand, a healthy local economy, and limited inventory in many price ranges continue to support a stable market.
