Charleston SC Real Estate Market Update | Fall 2026
As we head into September, the Charleston real estate market continues to show steady activity, even as higher inflation and mortgage rates create some challenges for buyers. For those considering a move this fall, the latest numbers offer a mix of encouraging trends and important factors to keep in mind.
Charleston Real Estate Sales Continue to Grow
Through July 2026, Charleston-area real estate sales were slightly stronger than they were during the same period in 2025. Transactions were up approximately 5%, while the median price of closed sales increased 2.4%.
The current median price for homes and condos in the Charleston market is around $452,000. Condos account for approximately 25% of the market, while single-family homes continue to command a higher median price of about $488,000.
While July transactions were down roughly 15% compared with June, seasonal fluctuations are not unusual. Buyers and sellers are also continuing to navigate higher costs and an interest-rate environment that may not provide much relief in the near future.
Population Growth Continues to Shape the Market
One of the biggest factors supporting Charleston’s real estate market is continued population growth. South Carolina remains one of the fastest-growing states in the country, attracting new residents drawn to the area’s employment opportunities, infrastructure, lifestyle, and quality of life.
That growth is also driving new development throughout the Lowcountry. Mixed-use communities such as Downtown Nexton are expanding to accommodate increasing demand while providing residents with housing, retail, dining, and other amenities in one location.
A Growing Charleston Economy
The strength of the local economy is another positive sign for the area’s housing market. New residential and commercial investments are bringing additional jobs and opportunities to the region.
In Nexton, Hutchinson Apartments has opened, offering 324 residential units, including one-, two-, and three-bedroom apartments and townhomes. The community also offers amenities such as a pool, fitness center, game room, walking trails, and a pet park.
Meanwhile, several companies are investing in new facilities and expansions across the region. Translucent Solar is investing $15.675 million in a new Dorchester County factory that is expected to create 167 jobs. Trison Wells is investing $3.37 million to expand its Walterboro operations, creating 30 new jobs. IEB Americas is also investing $1.5 million in Charleston County and plans to create 30 jobs at its North Charleston facility.
These investments are important because continued job growth can help support long-term housing demand throughout the Charleston area.
